The land is located, minutes outside Lampeter, it was bought by my late father in the 1980s and once had planning permission for 18 static caravans, titled falcondale caravan park.  However he bought it with the idea of planning for a motel, which simply never happened. One side borders with a large fishing lake, although the lake is not mine and is not included in the sale. The land is 3.86 acres and is accessed directly off the road. It has a mains water supply and a large waste pit.  It currently has no planning permission, and is sold without such. However, I have a very comprehensive file, which includes permissions granted at the time, an upheld appeal notice for permission for a hotel.  I would suggest it would suit someone as an investment, with time and skills pertaining to planning consents.  The land is located in a natural beauty location, with good access yet is secluded from passing traffic.  Please, no silly offers.
